This splendid luxury villa is located in a corner of Tuscany not yet invaded by mass tourism, where man has shaped an enchanting and generous nature.

The villa is situated amidst olive groves and vineyards, near the village of Montelopio, where the provinces of Pisa (45 km), Siena (75 km) and Florence (73 km) meet. Not far from San Gimignano (29 km) and Volterra (20 km) and close to the history and culture that these two cities have produced.
The village of Montelopio, about 1 km from the villa, bears witness to a long history: Etruscans, Lombards, the Maritime Republic of Pisa, the noble families of the Grand Duchy of Tuscany.

The villa is a typical 19th-century Tuscan country house, recently renovated in the traditional Tuscan style.
The 250 square metres of the villa are distributed on 2 levels and can accommodate up to 11 people.
On the ground floor there is a fully equipped masonry kitchen, a large living room (satellite TV) with an open fireplace, a bathroom that is also accessible to the disabled, a double bedroom with TV and a bathroom with shower.
A wrought-iron and stone staircase leads to the first floor: 2 double bedrooms (which can also be converted into rooms with 3 beds), a bedroom with a double bed (possibility of an extra bed), each room has its own bathroom with shower and satellite TV, there is also a fireplace on the upper floor.
A spiral staircase leads to the 'Piccionaia', the typical turret of Tuscan country houses, which has been converted into a cosy living area with a wonderful panoramic view of the hills.
The villa is equipped with underfloor heating and air conditioning, which can be individually regulated in every room. Cable television, an alarm system, a safe, a telephone and a carport make for a particularly comfortable stay.
Outside the kitchen is a wrought-iron pergola, perfect for dining al fresco or relaxing in one of the armchairs.

In the large garden there is a swimming pool (11x5, open from May) with hydromassage corner and children's pool corner. Barbecue area. Gazebo in the garden for relaxing dinners or aperitifs.
Typical Tuscan dishes can be served on request.

The nearest shops and supermarket are in Peccioli, 7 km away, a grocery shop about 2 km and a restaurant only 0.8 km away.

Payment terms and -periods

After the booking confirmation, you must make a deposit equal to 20% of the total rental amount within 10 days. The second payment must be paid no later than 42 days before you leave. If you leave within six weeks, you must pay down the full amount immediately.
