General

The holiday home for 12 persons has six bathrooms and five bedrooms. The holiday home is equipped with a barbecue, a swimming pool (private), a garden (fenced) and an air conditioner. You can park your car on a parking lot (indoor). The badroom is equipped with a shower.

The holiday home has a Internet connection (ADSL, ISDN, wireless), a freezer and a washing machine.

Villa Emilianna is an elegant, air-conditioned villa with a private swimming pool, located in the foothills of Fano. Its privileged position offers a splendid view that sweeps from the surrounding countryside to the sea. The ancient farmhouse, completely renovated, has been transformed into a refined country residence that can accommodate up to ten people. The interiors are characterised by classic finishes and beamed ceilings. The highlight of the main villa is the veranda: an excellent spot to relax and enjoy the greenery that surrounds the structure.
The annexe, located opposite the main house, offers a further four beds and a lovely additional living area.

The villa is on two levels connected by an internal staircase.
Ground floor: Entrance, living room with fireplace, dining area, fully equipped kitchen, laundry room and service bathroom.
First Floor: Four double bedrooms (two with ensuite shower room), a bathroom with bath and shower, a bathroom with shower and a study with a double sofa bed.
Depandance: Kitchen-living room, double bed, two single beds and a bathroom with shower. The kitchen-living and sleeping areas are divided by sliding curtains.
The garden, which is completely enclosed, is an oasis of tranquillity, enhanced by relaxation areas, outdoor furniture and a panoramic swimming pool. A barbecue area and several furnished terraces offer ideal spaces for outdoor dining and moments of leisure.
The swimming pool, accessible from various points in the garden, offers a panoramic view of the surrounding hills.
Predominantly rectangular in shape, measuring 15 x 8 m and varying in depth from 1.40 m to 2.40 m, it is lined in beige PVC and equipped with a Roman staircase, a brick solarium with sun loungers and parasols.
Indoor and outdoor lighting, open from the last Saturday in April to the first Saturday in October.

Villa Emilianna is the ideal starting point for discovering the Marche region. Fano, just 2 km away, offers a rich cultural and gastronomic heritage, as well as Blue Flag beaches. Don't miss the Arch of Augustus, symbol of the city, and the lively marina. Nature lovers can explore Monte San Bartolo or ride the long coastal bicycle path that connects Fano to Pesaro. The surrounding area also offers picturesque villages such as Mondavio and Cartoceto, known for their local products and food and wine traditions.

Payment terms and -periods

After the booking confirmation, you must make a deposit equal to 20% of the total rental amount within 10 days. The second payment must be paid no later than 42 days before you leave. If you leave within six weeks, you must pay down the full amount immediately.
