General

The holiday home for 10 persons has four bathrooms and five bedrooms. The holiday home is equipped with a fireplace. In addition there is a swimming pool (private), a garden (fenced), a balcony, a barbecue and a terrace. You can park your car on a parking lot (indoor). The badroom is equipped with a shower.

The holiday home has a freezer, a washing machine, a Internet connection (ADSL, ISDN and wireless).

Children

Especially for (young) children, there is playground equipment.

Kitchen

The kitchen is equipped with an oven, a microwave and a dishwasher.

Maximum 2 pets/ dogs allowed. The villa has a private swimming pool, sauna and wellness area and is located in the centre of the famous Sternberg lake district in Rühn, near the town of Bützow. Many lakes, avenues, healthy nature. The 570 m² villa with 4500 m² garden is located on the Warnow. You use a tastefully furnished living room with fireplace and large flat screen TV, the dining room with large table and garden view, a fireplace room with library, a large and modern kitchen, five bedrooms including one on the ground floor (4 upstairs / two with large loggia), 4 bathrooms and a guest toilet, as well as a spacious terrace with plenty of garden furniture, of course, there is also W -Lan and Internet. There is a washing machine and tumble dryer in the utility room.

The pool has 26-27 degrees warm water, the air 1 - 2 degrees more. And that despite our energy costs. Children are only allowed in the pool under supervision. The tarpaulin must always be pulled over the water when not bathing to prevent accidents! The fitness centre is not heated - use at your own risk. Day trips to the Baltic Sea coast to Kühlungsborn (45 min) and Rerik as well as to the Hanseatic cities of Rostock and Wismar, Ganschow Riding Stud, Bützow Abbey Church, Rühn Nunnery are all within easy reach. Linen packages: Bed linen, duvet covers, pillowcases, one towel and one bath towel can be booked as a set for a one-time fee of EUR 30 per person, provided the booking is made at least 4 weeks before arrival.
The local service provider rents all linen from a certified laundry service. Please note that duvets and pillows are provided as standard.
As a security deposit of EUR 200 is required, this amount must be transferred in advance. After departure, please email your IBAN to info@maxurlaub.de and the deposit will be refunded. Cash deposits cannot be accepted.
Please park your vehicles only in the parking spaces assigned to the house. A total of 4 parking spaces are available, including 2 spaces in the carport. There is also a charging station for electric vehicles in the carport.
Please order the access card for the charging station at least 2 weeks before arrival. Electricity consumption will be charged separately.
Please note that robotic lawn mowers are in operation in most areas of the property, usually between 5:00 AM and 9:00 AM.

The price includes all utility costs (heating, electricity and water), the final cleaning fee and the number of guests booked.
Internet access (high-speed connection, up to 500 Mbps) is also included.
The sauna and washing machine/tumble dryer operate with a coin meter:

Sauna: 2 × EUR 2 coins for 4 hours of use
Washer-dryer: 4 × EUR 2 coins for 4 hours of use

Paddle Boat Rental
If you would like to rent paddle boats, please place your request at least 4 weeks before arrival.

Swimming Pool
The pool water is maintained at approximately 26–27°C, while the air temperature is usually 1–2°C higher, despite the associated energy costs.
Children may use the pool only under adult supervision.
For safety reasons, the pool cover must always be pulled over the water whenever the pool is not in use.

Fitness Studio
The fitness studio is not heated and is used at guests’ own risk.
Children under the age of 14 and non-swimmers are not permitted to enter without supervision.

IMPORTANT for guests with limited mobility:
Please note that there is one step at the entrance and two steps leading to the swimming pool. In addition, there is a 5 cm threshold at one of the terrace doors. However, there is no threshold at the terrace door in the fireplace room.
We also have ramps available on request, which can help guests using a walker (rollator) or wheelchair to move around more easily.
The property is mobility-friendly and equipped to accommodate guests with disabilities, but it is not fully wheelchair-accessible or barrier-free.

After the booking confirmation, you must make a deposit equal to 20% of the total rental amount within 10 days. The second payment must be paid no later than 42 days before you leave. If you leave within six weeks, you must pay down the full amount immediately.
