House Kočan is a charming four-bedroom stone villa built in the 19th century, located in the peaceful village of Gruda. The neoclassical architectural style has left its mark here, giving each room a unique character. What makes this property especially distinctive are its original stone artefacts – including a historic millstone, a traditional stone washing basin, and a stone bed frame – beautifully preserved as part of the home’s heritage.

The property spans approximately 2000 m², offering guests full privacy, with the nearest neighbours located about 150 metres away. It features an outdoor swimming pool surrounded by a furnished terrace with sunbeds and umbrellas, perfect for relaxing in the sun. Guests can also enjoy outdoor activities such as table tennis, darts, a bowling alley, and swings for children. BBQ facilities and free private parking are available on-site.

The house offers four bedrooms: two with large double beds, one with two single beds, and one with a bunk bed. The living area includes a double sofa bed, a flat-screen cable TV, a fireplace, and one air conditioner located in the upper room, while the downstairs rooms are equipped with two ventilators for comfort. Payment terms and -periods

A deposit equivalent to 30% of the total amount and any cancellation insurance shall be made within 7 days. The second payment shall be made no later than six weeks before departure.

If you pay in two installments, you will receive an email with a reminder to pay the second installment one week before its term expires. If you leave within six weeks, you must make payment in one installment. When leaving within 14 days, you must make payment in one installment via credit card or PayPal.
