Detailed information
Location: The house is located in the popular Yacht Club Area, in the south/east of Cape Coral. This area is one of the most popular areas for boat owners, as the Caloosahatchee River can be reached in just 5 minutes without locks. Who wants to spend ages chugging along Cape Coral's 640 kilometres of waterways in the blazing sun when you can let the wind blow around your ears on the river while you're on your way to the most beautiful beaches or the bar with a jetty? In terms of traffic, it is located on quiet roads that both end in cul-de-sacs. Only 35mph is permitted here and there is very little traffic. Restaurants, shops, bars, the yacht club, the beach and much more are only a short walk away.
Garden: The rear garden is completely fenced. There are beds with Mediterranean plants and palm trees everywhere, which are watered by a fully automatic sprinkler system. The gardener comes every week or fortnight depending on the season.
Boat mooring: There is a boat dock on the canal with a lift, guest mooring and a large terrace on the water to sit on. Due to the shape of the property, you can see all the way down the canal.
Pool & terrace: Pool with a total volume of approx. 50,000 litres, water depth 120-175 cm, pool ladder, steps in the pool, bench in the pool, pool lighting, solar heating on the roof with temperature preselection, as well as electric heat pump, weekly inspection, cleaning and chlorine check, spacious pool deck, partially covered, several sun loungers, table with 8 chairs, Weber BBQ gas grill, large screen that protects against leaves, mosquitoes, etc., light and fan above the table. Thanks to the solar heating on the roof, we have managed to heat the pool to over 30° water temperature even in winter, otherwise the heat pump helps and the pool is warm at all times.
Inside: The house is an old South Florida ranch that was built just a few years after the town was founded and renovated in 2023. It therefore has the very beautiful old Florida style. Starting with the Greatroom, which you enter first as soon as you enter the house. The Floridaroom, also known as the Sunroom, is a room with lots of glass. Here you will find the dining room with a long dining table and 8 chairs (in case you have visitors). The windows can all be opened. The house is fully air-conditioned and can be adjusted via a digital thermostat. WLAN is of course available free of charge throughout the property with 200 Mbps for everyone. The kitchen has a dishwasher, Frenchdoor fridge with water and ice cube dispenser. The kitchen has everything a good holiday kitchen needs, such as a coffee machine, toaster, crockery, blender (for the pancakes), etc. In the great room / living room there is a modern sofa bed for 2 people to sleep or all to sit together. A 70" Smart TV with 45+ programmes as well as Netflix and a bluetooth hi-fi system provide entertainment. You can charge your devices at the USB socket. The guest bedroom has a spacious wardrobe, a king-size bed complete with bed linen, a USB charging station and a 60" TV. The guest bathroom is equipped with a large vanity, large mirror, hairdryer, hand and shower towels and a large shower. The master bedroom also has a king size bed complete with bed linen, a chest of drawers, a USB charging station and a 60" Smart TV with local TV channels & Netflix. From here you reach the dressing room with 2 areas - for him and her. The dressing room leads to the master bathroom, which has a separate exit to the pool. There are plenty of hand and shower towels, a hairdryer, a large double washbasin, a shower and a large mirror.
Garage: In the double garage accessible from the kitchen you will find a washing machine and a tumble dryer, beach utensils that you are welcome to take with you to the beach and 4 bicycles. The garage is only partially usable due to tools and two private jet skis.
